What we pay for?

  • We buy the house that you choose in the community that fits your lifestyle (restrictions apply)
  • Closing costs which includes:
    • Legal fees
    • Property insurance for the duration of the lease agreement
    • Property appraisal
  • Goods and service tax (GST)
  • Property taxes during the lease term
  • Repairs caused by acts of God, or nature such as hailstones, storm, etc.
  • Renovations if needed * Paid up front by us and paid back throughout your term

What you pay for?

  • Monthly rent (portion goes towards your savings for your down payment)
  • Homeowners’ Association fee (HOA) and condominium fees, if applicable (cost will be included in the monthly rent)
  • Moving expenses
  • Utility bills (ie. electricity, natural gas, water, internet, cable, phone)
  • Renters/tenant insurance
  • Property maintenance (ie. maintaining lawns, walkways, sidewalks, and driveways)
  • Repair costs (ie. plumbing, fixtures, lights, appliances)
  • Pet deposit, if applicable
  • Legal fees incurred to complete the Option to Purchase of your home from EP Homes. This would occur at the end of your lease term.
